1. Experience Check करें
कितने सालों से business में हैं। कितने projects complete किए हैं। कम से कम 5 साल का experience होना चाहिए।
2. Previous Projects देखें
कम से कम 3 completed projects ज़रूर देखें। Ongoing site पर visit करें। Previous clients से बात करें।
3. RERA Registration Verify करें
RERA registration है या नहीं। Registration number लेकर UP RERA website पर verify करें।
4. Quotation Compare करें
कम से कम 3 companies से quotation लें। सिर्फ total cost न देखें — line items compare करें। क्या included है और क्या excluded — ये ज़रूर check करें।
5. Contract ध्यान से पढ़ें
Payment schedule, timeline, material specifications, warranty — सब contract में होना चाहिए। एक lawyer से contract check करवाएं।
Red Flags जिनसे बचें:
- बहुत कम price quote करने वाली company (quality से समझौता होगा)
- कोई written contract न देने वाली company
- Previous clients के references न देने वाली company
- RERA registration न हो
6. Warranty और After-Sales Service
कम से कम 5 years structural warranty और 2 years finishing warranty होनी चाहिए। After-sales service कैसे मिलेगी — ये भी पता करें।
